The two things that go wrong on any home project are the budget and the timeline. 16DayPrep is built to remove both: a written plan and a fixed budget before any contractor starts, and the whole job on a 16-day clock. You approve the number, then you hold me to it. This is the plan I handed my last homeowner at 1458 Portobelo, with the final invoice beside it.

How 16DayPrep works
My team completes all of the prep in 16 days and has your home ready to hit the market on the 17th day. The prep is fully managed and the sale is executed together as one package.
- I start with a home tour.
- You get your home's value as-is and the after-prep value.
- I give you the prep plan and budget (usually 1% or less of your home's value)
- Once you approve, I get bids from contractors and start work.
- I coordinate the prep day to day. You never need to be there.
- I sell your home.
